Violet’s Farm Townhouse

I hate to start out with a complaint, but I am unhappy with the performance of my builder. Last fall I purchased a townhouse in Violet’s Farm of Darien, Illinois. The builder is known as Fairfax Development.

As can be expected there were some construction flaws identified during the walk-though which were documented by the home warranty company. In addition, there were several other problems which were not visible (hidden or obscured) at the time of the walk-through. Minor problems such as areas not painted, missing door stops etc. remain to be completed as well as major faults which have not been addressed.

Major faults include failure to install laundry room cabinets as stipulated in the purchase agreement; faulty installation of the fireplace which is about ¾ inch out of level from side to side (to go with the sloppy mortar work of the surround); failure to secure the dishwasher to the kitchen counter top or cabinets; and sloppy installation of the kitchen cabinets.

Maybe I should also mention the lien filed by the flooring contractor against the property because the builder did not pay him for the work he had done. Oh, and the fireplace company says they weren’t paid for the fireplace.

I have made repeated efforts to contact the builder who has never returned a call. My real estate agent and lawyer have also attempted to communicate with the builder to no effect.

Don’t get me wrong, there are a lot of nice features in these units but it is very disappointing that the builder has not finished the house even after 9 months have elapsed.

If you are thinking of buying in Violet’s Farm, you should talk with the residents before signing a purchase agreement. And you should know that a home warranty is only as good as the builder standing behind it.
